
Devine has embarked on a journey to establish themselves as a leading commercial building developer with their latest project. 333 Ann St is Devine's Premier Green Development.
The building features healthy work spaces by using non toxic building materials such as Low Volatile Organic Chemical carpets, paints and sealants and low formaldehyde composite wood products minimising the build up harmful chemicals within the indoor office environment.
The building also makes a delicate balance of essential natural light for tenants and fixed shading to reduce heating loads and greenhouse gas emissions while maintaining sweeping views of the city expanse.
All heating, ventilation and Air Conditioning gases will have ozone depletion potential of zero. High Frequency Ballasts are used on all artificial lighting to reduce flicker. The building is targeting a 4 star Green Star rating and a 4.5 star Australian Building Greenhouse Rating. Devine is achieving this targets by reduced heat loads through treated glass, efficient lighting reducing office lighting power density and zoned lighting to illuminate independent occupied areas.
The 333 Ann St development encourages use of all Brisbane Transport modes including Train, Bus and Ferry. The development also includes bike spaces, showers and change rooms to encourage regular exercise and healthy living.
Water is reduced on the development by the use of waterless urinals, water efficient tap ware, no cooling towers also eliminating the risk of legionnaires disease and reuse of fire system water during maintenance. These measures all contribute to a lower sewerage loading relieving Brisbane's sewage infrastructure.
The historic Ann Street precinct contains many buildings and places which are significant for Brisbane's cultural heritage. 333 Ann Street features the heritage-listed façade of the RS Exton and Co building, home to RS Exton and Co, a prolific and well known painting, decorating and stained glass business who were responsible for work to many of Queensland's outstanding nineteenth and early twentieth century buildings. Devine are proud to reactivate this façade and once again have 333 Ann Street feature as a hub of Brisbane commercial life.
20% of cement will be replaced with industrial by product and all reinforcing steel will be made from 60% recycled steel. Over 60% of construction and demolition waste will be recycled or reused and the building houses it's own separation and recycling station. To further reinforce waste minimisation, Devine's building team Devine Constructions will be integrating the office fit out with the proposed tenants to minimise the number of changes to colour schemes and materials.
