Building Services
A breakdown of the building services to meet A Grade Standard is shown below.
Air conditioning
- Air conditioning to be provided by 3 off-roof mounted chillers (to provide 50% redundancy). If one chiller is out of operation, the remaining chiller will service the building without disruption.
- Building Management System to control air conditioning systems.
- Two zones per floor will be provided for after hours operation. Zone control, using variable air volume system provided.
Lighting
- Selection of light fittings to provide maximum lighting efficiency while maintaining glare control.
- Recessed fluorescent light fittings using ultra low-brightness diffusers to be compatible with modern office environment that incorporates a large number of computer monitors.
- Lighting control systems (light switch panels, dimmers, timers) provided.
Communications
- Building to be equipped with block cabling to the requirements of the telecommunication provider, including provision of a vertical fibre optic riser.
- Capacity required for tenant PABX or other specialised systems.
- Building distributor room to provide ample space for multiple telecommunications carriers.
Security
- CCTV cameras (colour) with coverage for building entries and exit. Real-time DVR recording facilities and remote monitoring capability.
- Proximity card reader access control provided to car park entry. Provision made for proximity card reader access control to ground level egress and ingress.
- Controls incorporated to all lifts to restrict access to tenanted floors by unauthorised persons.
Facilities for computer accommodation
- Electrical sub-main cabling have capacity to connect specialised computing equipment.
- Separate condenser water loop to be provided, emanating from the main thermal plant room with an allowance for heat rejection equipment associated with tenants’ computer room air conditioning systems.
Mechanical
- Fresh air and economy cycle operation via weatherproof louvres to rear of building adjacent to grid line G.
- Stair pressurisation systems with fans at roof level and parking Level 4 with relief via balcony mounted louvres.
- Centralised plant.
- Multi zoned floors.
Electrical
- Standby diesel generator.
- Power factor correction.
- MATV system.
- Surge protection.
- Electrical main switchboard and distribution boards to include a spare capacity.
- Provision made for separate metering for multiple tenants on each floor.
An allowance of 4 tenants per floor is required.
